Be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income. Each resident over the age of 18 must submit a separate rental application and application fee
I understand that my application will be evaluated using the following objective criteria:
Rental History –
-Minimum of two (2) years good rental history.
-No eviction actions (unlawful detainers) within the past three (3) years
Credit History –
-Credit must be satisfactory
Criminal History –
-No felony convictions
-No undesirable gross misdemeanor or misdemeanor convictions
Income Requirement –
-Monthly household income (including vendored benefits) must exceed 2.5 times the monthly rent
-Guidelines are two (2) persons per bedroom, subject to local ordinance.
